This is a layout I just did for one of our customers. the fonts are all from Sign DNA, and the panel is made of ends from the Golden Era clipart cd.

I think it looks great too Joe. Better then most of my signs by far. But, once anything is in front of me my mind does start considering alternatives, so since you asked...
"Downtown Storage" looks great & pretty much says it all, for most people, but the "...self storage" panel is also important info &, to my eye, would fill some empty space on either side if it was a little larger.
Then I also thought the bit of green on both ends & below the tan panel could be all tan bleeding to the edge. (or increase width of green on ends) I would use a bolder font for the copy in the tan panel for distance viewing. Also if client approves, let "coming soon" be enough of a clue & skip the "June" part to get space for larger, bolder RESERVE NOW, & Ph. #
Last thing, did you try putting a little of that yellow somewhere else for balance? Maybe the "Coming Soon"? or even a pin line border with a corner detail that echos other yellow in the panel ends?
Anyway, as I said it already beats most of my layouts, just wanted to voice the thoughts I had.

I like it. I might have played with the bottom panel a little more. I am assuming that the color of the lettering in the bottom panel is the same color as the panel above it (burgundy?) On the bottom it looks a little subdued. Perhaps I would either bring it up and narrow it giving more green space to the bottom of the entire panel or make it cover the entire bottom of the sign and lose that little strip of green.
Nice classic, clean layout.

Thanks for the replies! I made a couple changes: brought some yellow into "coming soon" (just a little), sized up the "self-storage" panel (I like that better), and I filled out the bottom panel and changed the lettering. I'm not sure yet about that change yet. I like the horizontal flow that came with the green at the bottom. I may need to just "beef-up" the copy in the original panel. Also, the customer is offering some significant perks to customers who reserve before completion (in June), so I think he wants to stress the timeframe. But, I will be offering this as a suggestion (It is definately more direct & easier to read)

Looks good! I just saw using a small yellow diamond shape with slight concave edges (like the end of the panel) in place of the dot in "Coming Soon" (sorry Terry) Just another idea I had to throw in.

Sorry Joe, for sheer looks and pleasing proportions the original wins hands down for me – I love it. I agree the second is more functional but it seems to have lost a lot of class. Clearly you are struggling for room in the Y axis. No chance you could change the length/width ratio of the board to ease the congestion? What the hell they are both great looking signs but PLEASE revert to a sans serif face the reserve now/tel line.

I like the changes. I think that for an urgent coming soon sign like this, the changes make the sign more effective while maintaining the classy look of the original.
Will your client be more happy with an "artsy" sign or one that is going to generate some interest and REVENUE for his business? Here you have both with the second version stronger than the first.
Allow this guy to make a lot of money so he can hire you to make more signs.
