I promised I would chronical the building of our new shop facility so everyone here can experience our experience complete with all its warts and daisys.
This then will be the first installment ...I'll try not to make it too extensive each time I log the entries so no one gets bored.
A little over a year ago our land lord informed us our rent would be increasing soon. The following week Patsee and I found an open lot for sale just a block from our current shop. We contacted the realtor and found the price in tune with our budget (or the banks budget)The lot is 80" x 75' (perfect for a 3ooo to 4000 square foot building.The cost? $40,000 we negotiated it to $35,000 and they accepted...we were nearly ready to close when we found out there was no sewer easment into the property and no way to obtain one without going onto City easments.
I called the realtor and told them to hold off and renegotiate the sales price to $32500 (to help offset costs of manhole now required)since they hadn't divulged that info.
Originally we were dealing with a recently divorced woman trying to sell the property. All of a sudden the "ex" was back in the picture and on my door step telling me what a weasle I was (excuse me?)
Well to make a long story short...the deal "blew up" and a week later the "ex" commits suicide.
We blew the whole thing off til 6 months later after returning from Denver from a job offer interview...a new realtor approaches us and asks if we are still interested. NO I said not unless it were a hell of a deal...he left and came back wanting to know if we would take it off the womans hands for 30,000.
Well it didn't take a lot of thought I said yes and headed for the bank.

I'll be following..I've had a peice of residential property for ten years now waiting for the township to allow it to go commercial..commercial has been expanding for the past twenty years and now it's at my doorstep so this fall I should get rezoned and in the spring start building. My bank so far is receptive of teh idea so we'll see.

More details wanted Monte! Write to your heart's content. I promise I won't get bored.
Monte, I have an idea I wish I had done. What about writing a 'diary' on what happens when? You'll then have some great info to share for sign mags for others that wish to build. Would make a heck of a story, or a series of stories.
I wish I had done it when building my home shop, but I didn't take the time to document details, which is a shame. I went through many highs and lows that could help someone else.
