I looked at a shop yesterday with a realtor, nice main street frontage, close to my home. I was going to sign the lease today, BUT the realtor stopped the deal and said, another sign shop that leases nearby, is protesting having another sign shop in their neighborhood.
The owner of the property has the ultimate decision and the other shop placed a call to them. My wife knows the owners also and placed a call to her as well. Also, there is NO exclucivity clause.
I don't see anything wrong with two shops near each other. This other shop has been the only sign shop in a good 5 mile radius. In the area where my shop is now, has about 10 shops in a 1 mile radius.
Plus, I about 50-60% of my work will be faux finishes. I wanted the new storefront mainly as a faux finish showroom.
I really want this new location.

If you like the store and it can be made to suit your needs and the location is good why not take it? Your neighboring signguy is afraid of the competion but you don't seem to be so...Go For It! Best of luck!

I would call the other shop and try to meet with the guy. Possably a lunch? You never know you two may be able to work together. Just let them know what type of work you do and find out what type of work he does. As I see it you have nothing to loose. If he's a A-hole then rent the place and blow his doors off. But at least you made the effort.. My 2cents...

I would do what Robert suggests. Go in and introduce yourself! See what type of work he does and maybe it will work out for both of you. Good Luck!

I am not worried about the other shop! The realtor stopped the lease signing. The other shop is hoping that by expressing his displeasure, the realtor will reject me. He does great work btw. One of the best in the area.

if your always worried what the other guy is doing or thinking then your not spending enough time getting "YOUR" work done.........there's nothing wrong with taking care and feeding your family. Move in and "build that better mouse trap" be fair....do good work and charge the right prices. I have 2 other shops less than half mile from each other the other 2 have been here much longer and we all get along and don't back stab or burn each other, we even at times help each other out by sharing artwork files,materials , information, refering work and subbing out work to each other. today you might be the new kid on the block and tomorrow it will be someone else

This is down right silly! There's so much sign work to be had in Naples, it's rediculous the 'other guy' is worried about you moving into his territory! My guess is, you've both been established long enough to have a loyal clientele and obviously you both do good work.
I'm also concerned that the realtor has the 'all mighty' to decide what you can and can't do in this situation.
I hope things work out for the best in this case. This could be a 'sign' in it's own sense.

Update; The realtor called today and they are declining my lease. The realtor called the other sign shop to get their imput due to the fact that they are long term tenants. I don't know if this is legal or not? The other shop called the owners and protested having another shop in same industrial park. My wife knows the owners as well and called one of them, but in the end we lost out. It would have been a great location.

one thing you did not say in your first post is that the space you wanted and the other sign shop was in the same complex or indust. park....that could tend to make things a bit more sticky for the other guy and his lease and the landlord....it would be different if it were just 2 shops in the same part of town

Rob, If it's in an industrial park, are you going to get any walk-in customers? If not, what's it gonna hurt? Do you make the same types of signs that he does? If not, what's the deal? Have you talked to the owner of the shop?

From what I understand from talking with other commercial realors, is that even though there may or not be an exclucivity clause, they respect the tenants that are there already and get some imput on thier feelings. For example a hair salon may or may not want another hair salon nearby, but a cabinet shop or a mechanic probably wouldn't care.
Even though our target markets are different and we have our established customers, he was feeling uneasy about another sign shop being so close.
There is vacant land for sale right across the street though.....................

Geeze, last time I went to the Mall (any Mall), there must of been 15 Jewelery Stores, 20 Fast Food Restraunts (all SIDE BY SIDE BTY), TONS of Clothing Stores...ect.....

My closest sign shop is in my shop. I rent space to a sign guy friend. The others close by are vinyl franchises, so I just sub their sandblasted and carved work. They are no threat.

i did a marquee sign for a hair and nail place. shee calles me last week, and i have to take off the NAILS i put on the sign and replace it with salon. there is a NAIL PLACE in this mini mall and they where bitchin to ther landlord. now the place i did wants me to come back next week and put NAILS on her window!!! ok but really dumb **** goin on here...
