Been struggling to fill the optical hole in the center of the sign caused by the shorter word farm. Does the word Farm look okay larger? Is there still too much "hole"? Is the legibility OK for a 4x8 sign that will be placed 12 feet high?

I'm going to paint it so I'll be able to fill the void a bit better, I just don't want it to look like it is there to fill the void.

I think that simply bringing a shaft just below the bottom of the "E" in PRAIRIE...almost letting it touch the "E" before descending about half way into the space beside the "M" would solve your problem...with the right spacing I wouldn't be surprized to find you could reduce "FARM" back to it's original size...looks like a tough paint to me...those shafts of wheat are not very defined...but sounds like you feel pretty comfortable with the challenge.

Kelly, if you wanted an edit fo some sorts, what about reducing Farm back to same size as the top line, then moving Farm to the right a letter or so, and enlarging the P of Prairie to nearly double height to the tail of the P drops down to the 2nd line a bit.
Or have a slightly different look between PF & Brokerage-either make Brokerage a bit bolder, or PF a bit italicised, or something-to differentiate between the two separate subjects in the heading.
Point three: on billboards, I used to think that the rule of negative space/margins applied, as per small signs, but time & experience has shown me that is NOT so...you can treat the sky & background behind the sign as part of the background OF the sign- in which case you can frequently pull the text right out almost to the edges of the panels.
Use up the precious space you do have efficiently...
The extra text size you gain by not having a big border helps legibility from a greater distance-which is more important for a billboard I feel, than whacking a margin around it & making the text smaller just because that's the way we'd do it if it were an 8x4 sign on a building in a different environment & with a different background. --------------------------------------------
...just musing at possible options, not trying to disagree with any of the above posters...
