In June of this year I aquired a billboard (12' high on iron pedastal, 16' x 8' illuminated, 2 sided) for $1. The story was that the owners had been told to remove it from a prime location in a small municapality because it was an eyesore. The iron was rusting and the 5 year old coroplast signs were flapping in the wind. They sold it to me rather than pay for it's removal. I took it on figuring I could use it at some later time on my own land and it was worth the 7 or 8 hundred dollars that it would cost me to move it, It's cost to build was over 5 thousand. Since it had been installed 5 years ago, the municipality had lost an underground power line connecting two street lights on the same (main) street as the billboard, they strung a 'temporary' (3 years ago) power line over the billboard. This line was in the way for removal so I had to visit town hall to ask them to move or cut the line so I could remove the billboard. They were gracious and explained that my options were to 'clean up' the billboard or to remove it within 30 days. I had a crew sandblasting and painting within 2 days.
I went out today and rented the (8) 4x8 spaces on the billboard for $2400 annually each (net 30) which amounts to a cool $19,200 per annum, I will add a header to the billboard and post the town's website (gratis). Took me 4 hours to do the sales I approached 10 customers and sold 8 slots.
New building (car wash phase II) will come in at about $85k, including self/serve equipment for 30x50 (3 bays). You do the math, I didn't even have to call the bank, building was ordered today. I've got a small window to get the foundation in, cement plants here close Oct 15th. The paper work will catch up later...
