I have been a long time lurker here and have learned alot about just about everything. Usually I arrive after all the good answers have been given and there is usually not much more to add.
One subject that I have not seen come up is the leasing of signs to a customer. (Eg. in my area highway billboards are the main type of sign to leased out.)
Has anybody have experience in this type of arrangement? If so can anybody give me some insight into a lease agreement that will give me some security if and when I do want to try this type of arrangement?

In my experience, working at other shops who did lease billboard sites, it pretty much goes along this line... XSIGNCo find the suitable site, which complies with local Ministry of Transportation regulations(certain distances between signs etc.)
Xsignco then applies for site and pays permit fee.The site now belongs to XSIGNCo.
You may then make the site available to a client.
You pay for frame/structure and client buys sign from you to be installed at the said site(install costs usually absorbed by XSIGNCO)
You may now enter an annual agreement with customer to lease from you the site for a monthly fee.I found five year leases were better though, rather than yearly.
If the customer wants to change or upgrade the sign at any time they are to call you, since you "own" the site .
You pay the annual permit renewal to the Ministry.
Site rates vary from place to place.
If you get enogh bb's up it's a great steady source of money , especially during slow times.

Ooops! Almost forgot...if the sign is to be erected on privately owned land ei a farmers field..You need to get the landowners permission, The Ministry need a "permission to enter" form, signed by the landowner (incase the sign becomes an eyesore or permit fees are in arrears, they can take the sign down)
you may want to offer (it's customary to do so)the landowner an annual rental fee.Keeps 'em happy..to make a few extra bucks a year for doing nothing(except maybe having to plow 'around' the sign

I don't anything about leasing billboards out. Here in Southern Ontario we have a few very large sign companies that control all the billboard space. Pattison and Mediacom are the two biggest. They also have most of the bus shelter signs. In Northern Ontario I believe it is common for a local sign company to have a few billboards they rent out.
On a different note I noticed your location. I spent a night in Iron Bridge last May. Had to deliver a car to our son in Sault Ste. Marie. We didn't quite make it their on the Friday night so took a motel room in Iron Bridge for the night. Looked like a nice place.
