For over a year now we have been negotiating on a piece of real estate about a block from our current shop...well today we closed on it and it is now OFFICIALLY OURS!

We already have plans and a bid to build a 3000 square foot building and expect to occupy 2000 of it and lease out the other 1000. But now are thinking of adding another 1000 square feet and leasing out two spaces.We have a year to get all this going and have already been approved for our construction loan.

Since we are now well into the constructioon season around here we may look at a few more bids before committing...in any case if anyone is interested I am thinking about keeping a log on all this and posting it here so others can see what you need to go thru to accomplish the task...What do you think??? any interest?

Oh boy, oh boy, oh boy I can't believe we pulled this one off!

Congrats Monte, more real estate taxes to pay. Seriously, we have had good luck over the years having a large shop and being able to rent out part to help pay the tarrif. I suggest plan the building then plan your space. Most shops fit well into most any rectangle and getting those leasable spaces ready is a great asset to fund both the building and the dream shop. Good luck getting a contractor who will build what you want and not what he thinks you want or need. Take enough time there to be sure you understand each other and the rest is easy. Have fun. Congratulations Monte & Patsy. Hopefully, your new tenants will be the type that'll compliment your business as well. Have you given any thought to what kinds of businesses that might work out well that way, or those that you might consider to be undesirable?

A friend of mine built a small commercial plaza recently, and a chemical disposal service wanted to rent space. His lawyer advised him against having this sort of tenant, unless the tenant was willing to also provide a significant bond up front. The reason was, if this sort of tenant should go bankrupt, or default on the rent, it could cost mega-bucks to legitimately dispose of unknown types of chemicals.
Just another thing to consider when you become a landlord.

I agree with Si about choosing a contractor, and would like to add that you will always need more money than you think, because there will be cost over run and changes somewhere along the way, ask for more than you think you will need for the job.

Nothing worse than running out of money before completion, and besides if there is any money left over, use it for the "Party"....

Just like to mention that I got second place in the "International Stuffed Cabbage Contest" in Budapest two years ago... Some "Polok" got first place only because his mother was one of the judges, and no one complained because she used to compete in Russian roller derby.

Albeit, cooking is my favorite hobby and I would attend your celebration.

If I may suggest a few things.....

Conference with a planner and find out how much development they will allow. Also find out if there are certain things you could do that have any grants or reduced fees or reduced permit fees or percs. Sometimes a low cost apartment adjoining might prove a tremendous asset.

I'd also want to ask some similar questions to my banker. They might feel better about lending for you do maximize the property potential. Bankers have simple programs and formulas to project the details of different scenerios over a time span. You could see the long and short term differences of two, three, four or five units.


What you're doing is most likely going to be your retirement income, so do all you can without over exyending yourself.

The city could probably give advice about healthy business mixes that properly attract customers that feed each other. If not, the US Small Business Administration has info.

Have fun! This venture sure sounds exciting.
