We already have plans and a bid to build a 3000 square foot building and expect to occupy 2000 of it and lease out the other 1000. But now are thinking of adding another 1000 square feet and leasing out two spaces.We have a year to get all this going and have already been approved for our construction loan.
Since we are now well into the constructioon season around here we may look at a few more bids before committing...in any case if anyone is interested I am thinking about keeping a log on all this and posting it here so others can see what you need to go thru to accomplish the task...What do you think??? any interest?

A friend of mine built a small commercial plaza recently, and a chemical disposal service wanted to rent space. His lawyer advised him against having this sort of tenant, unless the tenant was willing to also provide a significant bond up front. The reason was, if this sort of tenant should go bankrupt, or default on the rent, it could cost mega-bucks to legitimately dispose of unknown types of chemicals.
Just another thing to consider when you become a landlord.

Conference with a planner and find out how much development they will allow. Also find out if there are certain things you could do that have any grants or reduced fees or reduced permit fees or percs. Sometimes a low cost apartment adjoining might prove a tremendous asset.
I'd also want to ask some similar questions to my banker. They might feel better about lending for you do maximize the property potential. Bankers have simple programs and formulas to project the details of different scenerios over a time span. You could see the long and short term differences of two, three, four or five units.
What you're doing is most likely going to be your retirement income, so do all you can without over exyending yourself.
The city could probably give advice about healthy business mixes that properly attract customers that feed each other. If not, the US Small Business Administration has info.
Have fun! This venture sure sounds exciting.
